Why Invest in This Area? I had noticed the property market over there has a 'slow down'' however what is happening in the UK and US has no effect on property prices over here. The main reason is there are very very few Bulgarians that buy using a mortgage. The market over here continues to grow, driven by EU, foreign and developer investment. For the Samokov area, there is in place a long term planned development connected to the nearby Ski Resort, Reservoir and Spa. It is very difficult to find a town house for sale here, only a few apartments and new build apartments. The land in Samokov has risen in price quickly as the planned developments come into place, for instance the plots close to the new Gondola have risen from 30 EUR psqmtr to over 150 EUR psqmtr in the last two years. The new Gondola project at the edge of the town started build with huge media coverage and was attended by the Bulgarian PM, amongst others and all major developers and investors from around the world. (I Attended this) This was only 8 weeks ago, and the project continues as a National Priority. The farm plots around that area on the edge of Samokov have all been re-arranged with all infrastructure (roads, supplies, phone, cable, parking, pavements, street lighting and such) included, and what was land worth 15 EUR psqmtr is now being sold as controlled building plots under regulation at around 185 EUR psqmtr Although of major importance, the above 'Super Borovets Project' is only one of many changes that are planned, in motion and completed in this area. A new large supermarket opened in the town a few weeks ago. A large indoor sports complex is nearing completion. A month ago they finished a new road and bridge across the river. There is a new bypass in place which will form a main artery for transport between Greece and the main Bulgarian Motorway (Tracean). The newest project yet to be started is in the area south east of Samokov around parts of the Iskur Reservoir with developments close to the new main access road. I haven't yet touched on plans for the nearby spa area. Lessons have been learnt from two areas in Bulgaria, on the Black sea resort Sunny Beach, and the Ski resort Bansko through over development and too many huge apartment blocks and hotels causing over-availability and in some cases prices to drop. The developments here are all controlled and limited, with huge 'Green' areas in place (Nature 2000 Project) All the above gives a lot of security and opportunity for minor and major investors alike, with great potential for growth and profit.
